We offer 10, 11, and 12 month lease terms on all of our apartment rentals. *These are subject to change without notice.
We love pets! Though, we do ask that you limit it to two indoor cat or dog, 50 pounds or less, and at least one year of age. We ask for an additional $400 pet deposit, available for refund. There’s also a monthly $30 pet rent.
All of them! That’s right, you read that correctly. Our amenities come free of charge. We proudly provide our unique amenities as a courtesy to enhance your living experience with us! So with that, enjoy a game of basketball, sand volleyball, or horseshoes for free! Take a swim, a soak, and a steam in our pool, spa, or sauna. Or, invite family and friends over for a picnic or a walk around the park in our private park along the Tualatin River. The opportunities for adventure at our Tigard, Oregon apartments are endless!
Avalon Park Apartments’ utility charges are based on whether you live in a one or two bedroom Tigard apartment home. One bedroom apartment homes have a monthly charge of $65. ($60 for water/sewer and $5 for garbage.) Our two bedroom apartment homes have a monthly charge of $75. ($68 for water/sewer and $7 for garbage.) We happily cover all recycling charges! These amounts are not included in the stated rent. Residents are responsible for setting up their own Portland General Electric (PGE) account, which is required before taking possession of the apartment, and pay them directly.
We kindly ask that all those applying for the apartment home make a combined total 2.5 times the monthly rent, gross earnings. 
Residents are approved with either a $350 deposit or an amount equal to one month’s rent. This is determined after our third party vendor reviews your rental history, credit check, and criminal background check. *Security deposit amounts are subject to change at any time without notice.
As soon as possible! The second you submit your application, proof of income, identification, and pay your application fee(s), your application gets sent to our third party screening company to review. This process rarely takes longer than 24 hours. We’ll call or email you with the outcome as soon as we’re notified so we can keep the apartment rental process moving!
We review applicants and their need for a co-signer on an as-needed basis. Inquire with the leasing office for more details.
For your convenience, we accept online payments! Pay your rent for free with an e-check, use a debit card for a small fee, or use Visa, MasterCard, or American Express for a fee dictated by those companies. Paying online allows you to pay at any time, anywhere!
We offer a variety of parking options to satisfy your needs! All of our community is open parking with a select few spots reserved specifically for guest parking. If you’re interested in a reserved space, we offer carports on a month to month basis for $50 and garages on a lease for $200.00. *Contact Us for current pricing and availability!
James Templeton Elementary (K-5), Twality Middle School (6-8), and Tigard High School (9-12). All are great schools and located within 2 miles of our apartments!
  • TriMet bus93-Tigard/Sherwood and bus 94-Pacific Highway/Sherwood which take you to Tigard Transit Center, Portland City Center, and more are located just outside our front entry!
  • Tigard Transit Center located less than 4 miles from our community, offers a park and ride where you can hop on another bus or train allowing you to travel to Wilsonville, Portland, Beaverton, Sherwood, McMinnville, and more!
There are a handful of grocery stores close to our Tigard apartments! Shop at the Safeway less than one mile away or Whole Foods Market 3.5 miles away. Enjoy many great restaurants, a movie theater, and tons of shopping at Bridgeport Village, just a 10 minute drive away!
Yes we do! We’re pleased to offer waived application fees at the time of move-in for employees of Lam Research, Providence, Intel, George Fox University students. For verification, we ask for an offer letter or paystubs from the employer or acceptance letter from the University.
Absolutely! Word of mouth referrals are the best compliments we can receive! For each future resident a non-resident refers to our Tigard, OR apartments, we’ll cut them a $300 check. Residents will receive a $300 rent credit for each referral made. The check or rent credit is issued once the referral has moved in. They just have to list your name upon first contact with us, that way you get the credit for the referral! We’ll then contact you for additional information on where to send the check. Plain and simple! The best parts of our program:
  • There’s no limit to the amount you can receive.
  • You don’t have to be a current resident to participate in the program.
  • You can refer a future resident to any of the communities managed by Property Management company Tandem Property Management and earn the referral check! For a complete list of qualifying communities, click on the link.
You can easily get to Commons at Avalon Park from Portland, Hillsboro, and Beaverton:
  • If you’re coming from Tualatin, take SW Tualatin Road to SW 115TH Ave, a 1.9 mile drive, and turn right onto SW 115th. You’ll remain on SW 115th Ave for .3 miles before taking a left onto SW Hazelbrook Road. You’ll stay on Hazelbrook for .2 miles and turn right onto OR-99W N/Pacific Hwy W. Continue on Pacific Hwy W for .3 miles, crossing the Tualatin River, and take the first right into our community! The leasing office is just off to the left when you arrive.
  • If you’re coming from Portland, heading south on I-5, use the right 2 lanes to take exit 291 for Carman Drive toward King City. Turn right onto SW Upper Boones Ferry Road and drive .2 miles. After you’ve crossed train tracks, turn left to continue onto SW Upper Boones Ferry Road. Continue straight for .3 miles and turn right onto SW Durham Road. Remain on Durham for 2.2 miles and turn left onto 99W S/Pacific Hwy W. Stay on this road for .6 miles and turn left into our community. (The left turn comes after you’ve passed Fischer Road.) Look for the white fence and beautiful landscaping!
  • If you’re coming from Salem, heading north on I-5, take exit 289 toward Tualatin/Sherwood. Turn left on SW Nyberg St (sign for City Center Sherwood). Keep left to continue on SW Tualatin-Sherwood Road. Remain on this road for .7 miles before taking a right onto SW 90th Ave. Stay on SW 90th Ave for .5 miles before turning left onto SW Tualatin Road, where you’ll stay for .2 miles. Stay right to continue on SW Tualatin Road. Continue on Tualatin Road for 1.1 miles and turn right onto SW 115th Ave. You’ll remain on SW 115th Ave for .3 miles then take a left onto SW Hazelbrook Road. You’ll stay on Hazelbrook for .2 miles and turn right onto OR-99W N/Pacific Hwy W. Continue on Pacific Hwy W for .3 miles, crossing the Tualatin River, and take the first right into our community! The leasing office is just off to the left when you arrive.
